LIHTC data downloads and API

Every figure behind this site's county limit pages, QCT and DDA checker and apartment pages is here as CSV and JSON: 4,764 MTSP limit areas, 17,482 designated tracts, ZCTAs and counties, and 32,256 tax credit properties. HUD's data is public domain; take it, and credit the compilation if you use ours.

MTSP income and rent limits

One row per county, or per town in New England, from HUD's FY2026 MTSP files (MTSP-Data-FY26 and MTSP-IncAvg-Data-FY26, dated March 27, 2026). The key is fips: the 5-digit county FIPS code followed by HUD's 5-digit county subdivision code, which is 99999 outside New England. Join on county_fips for a county match or on hud_area_code for every county that shares a metro area's limits.

  • lim20_1p to lim80_8p: income limit at 20%, 30%, 40%, 50%, 60%, 70% and 80% of area median for 1 to 8 persons, in dollars, as HUD publishes them.
  • hera_special is 1 where HUD lists HERA Special limits (2,277 areas), with hera50_* and hera60_* for 1 to 8 persons. They apply only to projects placed in service by December 31, 2008.
  • rent20_0br to rent80_5br: maximum gross monthly rent, studio to five bedrooms. HUD doesn't publish these. This site computes them the way IRS Publication 5913 shows: 30% of the limit for 1 person (studio) or 1.5 per bedroom, averaging adjacent sizes for fractional counts, divided by 12 and rounded down. Gross rent includes the utility allowance. State agencies publish their own charts and some round differently, so check yours before you set rents.
  • median_family_income is HUD's FY2026 area median family income; metro is 1 for metropolitan areas.

QCT and DDA lists

One row per designated place on HUD's 2027 lists (Federal Register, October 6, 2026, FR Doc. 2026-20390), which govern allocations after December 31, 2026: 14,539 Qualified Census Tracts (geo_type tract, 11-digit 2020 tract GEOID), 2,657 metropolitan Small DDA ZCTAs (geo_type zcta, with the dda_area name) and 286 nonmetropolitan DDA counties (geo_type county). A place not in the file isn't designated. The key id is the geography type and GEOID, such as tract-01001020803.

LIHTC properties

The properties on this site's apartment pages, from HUD's LIHTC database (LIHTCPUB, revised May 28, 2026, placed in service 1987 to 2024): properties the state agency still monitors, in cities with five or more, with HUD's duplicate records at one address merged. Columns: state, city, name, street address, ZIP, county FIPS, total and low-income units, units by bedroom count (blank where HUD has none), year placed in service, and HUD's senior (TRGT_ELD) and family (TRGT_FAM) targeting flags. Owner and contact fields aren't included. HUD's full file, with every property and field, is on HUD User.

API

Three endpoints, all GET, JSON, no key.

Address check: /api/locate?address=

Send a street address with city and state or ZIP. The function geocodes it with the Census Bureau's geocoder (current benchmark, 2020 tracts and ZCTAs) and checks the tract against the QCT list and the ZCTA or county against the DDA lists. Nothing is stored. Example: /api/locate?address=2321 4th St NE, Washington, DC 20002

The reply carries matchedAddress, lat, lon, tract and tractName, county and countyName, zcta, metro (true or false) and metroName, and results: one entry per list year with qct, dda and ddaArea. Errors come back as {"error": "..."} with status 400 (address too short), 404 (no match) or 502 (the geocoder didn't answer). Geocoding near a tract line can land on the wrong side, so confirm a result on HUD's map before it goes in an application.
