Questions people ask
Are these LIHTC calculators free?
Yes. They run in your browser, need no sign-up, and nothing you type is stored. The QCT and DDA lookup sends the address to the Census Bureau geocoder to find the tract and keeps nothing.
Where do the numbers come from?
Rules from IRC 42 as amended by Pub. L. 119-21, credit rates from IRS revenue rulings (latest Rev. Rul. 2026-21, November 2026), income and rent limits from HUD's FY2026 MTSP files, QCTs and DDAs from HUD's 2027 lists, and the default credit price from the CohnReznick Housing Tax Credit Monitor. Each tool links its sources.
Can I rely on a tool result for an application?
Use them to size and screen a deal. Your allocating agency, syndicator, lender and tax counsel decide the real numbers, and the agency's QAP adds rules no general tool can know.
